You Still Have Time to Spring Clean: Tips to Spring Clean Your Home

There's Still Time to Spring Clean

The calendar may say that we are well into spring and even closer to summer at this point, but that doesn't mean it's too late to take care of what we may have been putting off during that long, cold winter. Regardless of the weather or the calendar, there is definitely still time to spring clean your home and make it look it good as new! When it comes to spring cleaning, it can get overwhelming, but we've compiled a handy dandy list of things to think about when you are wanting to freshen your home up and make it look good as new. 

1. Clean Your Refrigerator

Yes, clean your fridge! It's a very common item in your house that gets dirty, but we don't typically make the time to clean it due to busy schedules, but it's super important to take care of! Soy sauce spills from Chinese takeout, vegetables get left in there without being thrown away sometimes, and other things get overlooked as well. When was the last time you checked the expiration date on some of the sauces in the refrigerator door? Go through your fridge and check expiration dates, get rid of things you know you won't eat, toss out those items that you no longer need--then take everything out and do a deep clean of your refrigerator! 

2. Organize Your Kitchen Pantry 

Sometimes when we are looking through our pantry trying to pack lunch for the day or prepare for making dinner that evening, we tend to pull things out and then put them back in without thinking twice about it. Eventually, everything gets out of place and some items in your pantry are no longer as good as they once were. 

3. Tend to Things You Don't Get To Often

There are just some things we don't think about! 

  • Washing windows
  • Dusting surfaces
  • Deep cleaning your mattress (yes, this is an item that needs cleaning too)
  • Dust the ceiling fans 
  • Wash out trash cans 
  • Set your oven to self-clean to clean out the grease stains
  • Clean light fixtures
  • Clean your dishwasher (yes, your dishwasher) 

There are many different hacks out there to clean your home with an eco-oriented state of mind also! This is just a starter list for cleaning out different spots in your house--you can really get down and dirty with making sure you get to all the nooks and crannies of your home. 

4. Go Through Your Closet

Check the clothes that you no longer wear or the items that you simply no longer have any more use for. Consider donating to your local homeless shelter or to an organization that could use gently used clothes. 

5. Think about Hiring a Professional Carpet Cleaner or Even a House Cleaner

Consider hiring a professional to really add some extra freshness to your carpet! There's nothing like the look or feel of clean carpet to make you feel like your home is brand new again. Or maybe you want someone else to take on the hassle of cleaning your home for spring! It's always a consideration--and never a bad one--to invest in a professional to take care of the cleaning for you, whether it's for your carpets or for a full deep clean of your home.

Interest Rates are Rising | Buying a Home Wilmington NC

Now is the Time--Interest Rates are Rising

Over the past decade since the last housing crash, interest rates have been low, offering easy access to credit. However, rates have been increasing ever so slowly, and projected to keep increasing this year.  According to Pat Holsten at American Security Mortgage, "In 2017 it was possible to lock in a 3.5% interest rate on all kinds of loans.  Today it's rare to find 4.5% interest rate on even a conventional loan.  A 1% Interest rate increase on a $300,000 house fixed for 30 years will make the payment $175 more per month which is $2,100 more per year!"    

According to REALTOR Magazine, the official magazine for the National Association of Realtors, “Mortgage rates are at their highest levels in more than 4 years.” However, the Federal Reserve said it is likely to raise short-term interest rates this year, which could “prompt mortgage rates to move higher at least three times this year, starting this month.”

So what does this mean?

Simple—it means that if you are in the market to buy a home, now is the time to decide!

With rising mortgage interest rates, comes an increase in the cost of buying a home as well. For prospective home buyers, this could make buying a home even more of a challenge. Buyers would potentially need to settle for a smaller home, a fixer-upper, or in a location farther out where real estate tends to be cheaper.  As interest rates increase, the lower the amount you can get approved for.

Who else does this affect?

The first set of buyers it would affect is first-time home buyers. According to realtor.com, “First-time buyers and those on the tightest budgets are likely to be affected the most. Even a 1 percentage point rise in rates would mean 5% of all buyers would no longer be able to qualify for a $300,000 mortgage, according to a 2016 John Burns study (Rates were only 3.47% when the study was published.).”

And with all of the changes happening in the interest rates, it has the potential to sway current homeowners to stay put. Instead of putting their home on the market to opt for a larger, more updated home, they may instead choose to make improvements to their current property, resulting in fewer homes on the market—especially ones that first-time home buyers have more of an ability to afford.

This kind of cause-effect relationship can really affect the momentum of the housing market.

If you’re buying a home, consider locking down your interest rate with your mortgage provider.

If you’re worried about the increase in mortgage interest rates, why not consider locking your rate in? Much like credit cards, most of the time it is only good for a certain amount of time, but at least with all the current changes projected to happen, you can rest easy knowing your rate is guaranteed (even if it’s only temporary) once your offer is submitted.

There are downsides to rate locks, however—one being that not all rate locks are free so you may pay unwanted fees just to secure the interest rate, and the other being that if rates were to potentially fall, then because of that lockdown on the rate, the buyer won’t be eligible for the reduced interest rate.

New Construction: Is a Warranty Required? | Warranties on New Construction Homes

Are home builders required to provide a one-year warranty on new construction? 

(This article, written by Bill Gifford, Martin & Gifford, PLLC was released on April 12, 2018 and published with NC Realtors)

QUESTION: I represent a builder who recently completed construction of a spec home on a lot owned by the builder. I listed the home in the MLS and received an offer to purchase from a local agent. In the offer, the buyer’s agent attached her firm’s “Supplemental Provisions Addendum” which included a paragraph relating to new construction. That paragraph stated that the seller shall provide the buyer with a one-year warranty from the builder “as provided by applicable North Carolina law.” Does North Carolina law obligate home builders to provide a one-year builder’s warranty?

ANSWER: It does not. This is a common misperception. While builders may offer a written (or express) warranty, there is no legal obligation to do so.

Agents involved in the purchase and sale of new construction are encouraged to review the New Construction Addendum (Standard Form 2A3-T) and the Offer to Purchase and Contract - New Construction (Standard Form 800-T), both of which are jointly approved by the North Carolina Bar Association and the North Carolina Association of REALTORS®. In the situation presented, the proper form would be 2A3-T (as an addendum to Form 2-T) because the improvements have been completed. However, forms 2A3-T and 800-T both include a “Limited Warranty of Construction.” If either of those forms is used, the seller-builder warrants that, for a period of one year, the seller will make all necessary repairs and corrections to the home that shall become necessary by reason of faulty construction, labor, or materials. In lieu of this express warranty, the builder can use its own form of written warranty. However, no express or written warranty is required by law.

Agents should recognize that another form of warranty, called an implied warranty, may exist whether or not the builder has provided an express warranty. In 1974, the North Carolina Supreme Court recognized the existence of an implied warranty of workmanlike construction and no major structural defects subject to the following requirements: (1) the contract must be for the sale of a recently completed dwelling or a dwelling under construction; (2) the seller must be in the business of residential construction; and (3) the warranty is only for the benefit of the original buyer(s) of the dwelling. This implied warranty is limited to latent defects - defects that are not visible or apparent to a reasonable person upon inspection of a dwelling.
