Hurricane Tips to Protect your Home and How to Submit a Claim

Hurricane Season is (July 1-Nov 30).  We’ve all seen the destructive force that Hurricanes as low as a Category 1 can cause.  No one knows with 100% surety where the storms will hit and at what speed so it’s important that you prepare if you are possibly in the path.

Start running your ice makers days in advance and bagging the ice in freezer bags.  Fill the empty spaces in your freezer with these bags.  Remember to keep a little space in the bags for the water to expand when it freezes.

Freeze tap water in a Tupperware for your pets.

Obviously if you don’t have a generator, there’s a good chance that you will be without power at some point during or after the storm.  Use up your perishables as much as possible prior to the storm.  Keep in mind as you use up something in the freezer to add more frozen water bags to fill the space.

Fill your gas tanks in your vehicles so that you are ready to leave if needed.  Keep in mind that sometimes a panic at the gas stations before a storm can cause a gas shortage and a significant increase on gas prices, so try to get gas in advance to be ready.

CASH yes be sure to have plenty of cash on hand for at least gas, food stops, and possibly for hotel stay in case your credit card is frozen for “out-of-state suspicious activity”.

Take a picture with your phone of important documents and email them to yourself so you have a copy.

Pet food and pet vet records have ready in case you need to leave to a shelter.

Share your evacuation plans with your family and close friends so they know where you’ll be heading.

Place heirlooms and photos in plastic bins and on higher floors if possible in case of flooding.  We’ve all seen from the last few storms that flooding can happen even in areas not prone to flooding.

Secure your firearms and ammunition.

Place old rags and beach towels on your windowsills and in front of your doors to help from water seeping in.

 

Secure your Home

Put EVERYTHING away that is outside, including trampolines, plants, chairs, umbrellas, grills, and anything that could become flying debris.  Remember hurricanes have great strength and your yard items will become dangerous projectile if you leave it outside.  

Check your neighbor’s yard if possible for yard debris.  It’s a great time to help your neighbor out if you have time.  Remember their yard objects could become your problem too If the storm comes to your area.

Use Hurricane Panels or Plywood to cover your windows

Place cars your leave behind in a garage

Remove boats from the water if possible and strap it down to secure

If you have a pool cover the filter

Anchor garage doors so that they don’t bend from the wind pressure

Before you vacate the premises be sure all doors and windows are locked

Do a video walk thru of your home, open all closets, cabinets, drawers, etc.  If you need to file a claim after the storm this will help you remember all the items you will need to list in your claim. (Do you really remember how many dishes, pots, pans, and glasses you have?  Do you remember how many shirts you have)

Freeze a cup of water, then place a quarter on top of the ice.  If you are forced to leave this will tell you when you come back if the power was out.  If the quarter is on the bottom you will know your food is potentially spoiled and everything needs to be thrown out.

Do not stay in a manufactured home if the storm is approaching your area

Safest place in your home is typically in the center away from windows, possibly under a staircase or under a very heavy piece of furniture.

Take jewelry, furs and other small items to a safe place to avoid theft.

 

What to do if you have Water Damage

When outside be watchful for snakes and alligators that may have been relocated during the storm.

It’s important to remove wet items as quickly as possible.

Remove wet drywall, wet carpets, pull off wet baseboards.  Keep sample pieces of the carpets.  Keep your house well ventilated as well as possible.

Keep track of money you spend protecting your property.  Do not hire any contractors until after you have spoken to your insurance claim representative.  Keep all receipts of repairs to give to your insurance rep.

It’s helpful if you take photos of all items you throw out.  If possible when making a claim try to have the manufacturers name.  Of course, the date and price you paid would be helpful too, but who keeps all their receipts?

Do not throw out large items like TV’s and furniture until you check with your insurance rep because they might require the items to be inspected.

When handling antiques that have gotten wet, do not rub them since it could damage the finish.

Dry wood furniture as soon as possible.

Dry and clean carpets that got minor water damage.  Carpet that has been soaked in water needs to be removed.

Prevent corrosion of metal objects like stoves and refrigerators by drying them right away.

Electrical items that have gotten wet should be professionally serviced before use.

 

How to Submit a Claim

Get repair estimates by a reputable contractor.  It’s best to use a local reputable contractor so that if there’s any problems with the repair work you can find them than if you use someone from out of the area.

If possible, make a room by room photographic inventory of your damaged property including the brand name, model number, age, and purchase price and place of purchase if you can.  This will speed up the settlement of your claim.

List Of All Closing Costs When You Sell A Home In Wilmington

Closing Costs

You are probably wondering what it will cost when selling a home here in Wilmington, NC. This list will explain the costs associated with closing on a home but in no way should be taken as an exact figure. Costs can vary based on what companies are used. 

How much are Commissions?

Commissions in North Carolina are 100% negotiable with the average being 6% total. Let's take the average and break it down even more. That 6% is broken down further as 3% going to the listing firm and 3% going to the selling firm. Activities that are completed by the listing firm include, marketing the property, listing the property on popular real estate websites such as Zillow and Realtor.com, holding open houses, advertising your property on social media as well as other avenues like craigslist and community groups, and last but not least negotiating your real estate transaction. Typically in North Carolina the seller is responsible for paying the entire commission split between the listing firm and selling firm. Don't forget that commission is completely negotiable but also don't choose an agent based on them offering a lower commission split. Every agent is different and markets properties in different ways. Be sure to understand how they will market your property and work to get your home sold.

How Much are Appraisals?

The average appraisal fee in Wilmington is $500 which depends on the size of the property. The appraiser will look the property over thoroughly and take into account features of the home and nearby recently sold properties within the last 6 months in order to determine how much your home is worth in the current market.

Recording Fee: This is the cost that will be associated with recording a new deed. This cost is typically paid by the buyer in North Carolina and generally costs $50. 

Pest Inspection: When a pest inspection is required or requested a pest company will come out and access the property for any presence or pests that can destroy or affect the structural integrity of the property. Typically in the Wilmington area these inspections range from $50 - $125. This cost is usually handled by the buyer of the home but in some situations this will be a cost to the seller.

Courier Fees: During the closing process paperwork changes hands a lot which requires sometimes overnight delivery and postal services. Fees for this can range from $50 to $250 in some situations.

Revenue Stamps: Revenue Stamps is essentially excise tax and in North Carolina the rate is $2 per $1000 of the sales price. The easiest way to calculate the tax is divide the sales price by 500. For example, if you purchase a home for $300,000 you would divide by 500 which equals $600.

Attorney Fees: In order for the sale of your home to take place an attorney will be needed for document preparation and closing administration. Typically in North Carolina attorney fees paid by the Buyer are a lot higher than what the Seller will pay.  Seller fees range anywhere from $150 to $300 depending on the type of property and preparation required. 

Surveys: Sometimes a survey will be ordered for the property under contract either expressly by the buyer or lender if required in order to mark out the boundaries associated with the property. In North Carolina these fees can range from $450 - $600 depending on the size of the lot and the company you go with.  It's very rare for a seller to have to pay for a survey unless it's predetermined in the offer contract.

Home Warranty: In some cases a home warranty will be negotiated with the sale of the property and will be paid by the seller as part of closing. In North Carolina these plans typically range from $450 to $850 depending on the company and plan associated. 

Prorated HOA dues and Taxes: In North Carolina if the property is part of an HOA then the dues for the year will be prorated to account for the time the seller has occupied the property and the remainder of the year that the buyer will occupy the property. Prorated property taxes are handled in the same manner.  All HOA dues and taxes for the time period that the seller has owned the property will be due at closing and collected by the attorney.  If your property taxes are normally paid by your mortgage company in the escrow, then you'll receive a refund from your mortgage escrow within 30 days from when your house sells.

Buyer's Closing Costs: Depending on the terms offer, you might end up paying part of the Buyer's closing costs if that is agreed on per the offer.

How To Buy A House In Your IRA Account | Real Estate IRA Investment

We’ve all heard about investing our Retirement money (IRA) in stocks and mutual funds but did you know you can also invest it in Real Estate?  Yes, you can own a house, condo, apartment building, etc inside your IRA account!  

Eligible Properties

Most important is the Real Estate must be an investment property and not a personal residence or second home.  You can’t buy a property inside your IRA that you already own.

IRA Setup Options

You’ll need to decide if the funds that you are going to invest will be from a Simple IRA, Roth or Traditional IRA, SEP, or Solo 401(k).  There’s still penalties for early withdraw if you decide to take any cash out for personal use.  As long as you leave the funds inside your IRA and buy the property inside your IRA, then all tax is deferred.

You’ll also need to decide if you want a Custodian that oversees your IRA or if you want Checkbook Control.  There are a few companies in the United States that allow these options.  

One Option holds your funds and signs the purchase contracts for you.  They disburse the funds for all expenses and rent is sent to them to deposit for you into your IRA.  This is the most common method of Custodianship.  If you have a loan they will pay it every month for you from the IRA account.

The Second Option is Self-Directed.  You sent up a LLC in the name of your IRA.  Then the IRA Custodian receives your IRA funds and sends it to the IRA LLC you set up.  That IRA has a bank account that you have “checkbook control” over for all of your IRA expenses.  This method I only recommend you consider if you are very aware of the do’s and don’ts.  Otherwise your IRA could be considered not valid and could cause a major tax issue.

Non-Recourse Loan

You can get a loan inside your IRA to purchase Real Estate!  There are a couple of banks in the United States that do these loans.  You can’t just go to your bank down the road for this type of loan.  It’s called a Non-Recourse loan because only your IRA is responsible for the payment of the loan, not you personally.  Getting approved for the loan usually has nothing to do with your credit score, or your income, or your debt to income ratio.  In fact, you can probably get approved even if you have recently had a bankruptcy.  The IRA loan is approved based on the income of the property you want to purchase and the cash value of your IRA account.  Typically you can put as little as 30% Down from your IRA and finance the balance.  The loan is paid from your IRA.  The IRA loan does not go on your credit report.

Some will say that using a Self-Directed IRA to Buy Real Estate is a bad idea.  We’ve been purchasing Real Estate Properties inside of our IRA for over 10 years and feel it can be very rewarding.  The advantage to owning Real Estate is you can always Rent it, Sell It, or Rent it as a Rent to Own.  Can you Rent a Mutual Fund or Stock?  

I Don’t Want to Manage Rental Property

That’s not a problem at all!  We can recommend some great companies that can manage your properties.  They will find your tenants, do a credit check and verify employments, and will collect the rent for you every month.  They will also manage the repairs for you.  With a great property management company, there’s not much you’ll need to do.  The rent will be wired to your IRA account every month!

What Happens when you Sell the Property

All profit from the sale goes directly into your IRA and is tax deferred until you withdraw from your IRA.  So, all rental income and capital gains stay in the account tax deferred!

The moment of truth has arrived!  This extraordinary fight this Saturday between two great champion powerhouses will have crowds packed at the arena and millions more glued to their TV around the world.  It’s likely that it will be a record breaking sales event for the pay-per-view stations.
